A three — month field study was conducted from November 7,2002 to February 7, 2003 at Megaworld Properties and Holdings, Inc., to give opportunities for the author to apply her knowledge and skills in business management, gain more knowledge from actual business operations, describe the organization in terms of human resources, marketing, and financial aspects, identify the problems encountered by the personnel and recommend feasible solutions. Megaworld Properties and Holdings Inc. is engaged in the development and marketing of affordable housing projects either in the form of condominium communities or house- and-lot packages, and to limited extent, commercial and office space and mixed-used complexes. Megaworld Properties and Holdings Inc. have two marketing groups, the High Rise Projects Division and the Horizontal Project Division. Horizontal Project Division markets the company’s horizontal developments, such as house-and-lot packages and subdivision lots. Financial statements were analyzed to evaluate the financial performance of MPHI from 2000 to 2001. Among the problems encountered by the company were losses incurred due to Asian crisis, political instability and presence of aggressive competitors. Other encountered were delays in preparation of contracts, delays in completion of the project, and dissatisfaction of clients were on the quality of the material used in the housing units. Problems can be solved by aggressive marketing strategies. Attracting prospective buyers by giving reasonable interest rates and high quality units can be done. | |
