Bago. <br/>Physical development plan of the commercial complex using intermodal containers was conducted at Cavite State University Main Campus from June 2016 to February 2016. <br/><br/>The study aimed to prepare a physical development plan and to design a four storey commercial complex using intermodal containers, and provide a complete architectural plan and structural plan of the design project. This study served as reference for the university for future projects. The engineering software STAAD (Structural Aided Analysis and Design) was used in the analysis of structural framework. The guidelines set by the National Structural Code of the Philippines (NSCP) were followed in the design computation. The ultimate moment, shear and axial loads were the basis for the design. The container van used in the design has a length of 12 m, width of 2.4 m, height of 2.7 m, and a weight of 3900 kg. All specifications needed were followed in the design process. Detailed analysis and design was proven safe and economical after the manual computation of the design. The physical development plan included a four-storey commercial complex with floor areas, table huts for the food stalls, play area, landscapes, walkways, and guard house. Fictional layout of the road, footpaths and parking area were also included in the study. <br/><br/>The estimated total project cost of the four-storey commercial complex using intermodal container with total floor area of 9440.3722 m2 was Php 34,743,945.55. The estimated cost per unit area was Php 3680.36. Based on the study conducted, it was found out that using intermodal container van as building material was a great idea considering the quality of the container van to be used and its standard specifications. It is recommended to conduct a more comprehensive study on this type of construction system and analysis of the intermodal container van for a more accurate reaction of the forces and loads acting on its members. <br/>
