Abstract: DIMAPILIS, WILMA C., LBS Land and Building Sales Specialist, Inc., Quezon City. Field Study. Bachelor of Science in Business Management major in Marketing, Cavite State University, Indang, Cavite. April 2002. Adviser: Mr. Roderick M. Rupido. A field study was conducted at the LBS Land and Building Sales Specialist, Inc., broker of Laguna Properties Holding Corporation a subsidiary of Ayala Land located at Suite 224, The Regalia Park Tower Edsa Corner 150 P. Tuazon Street, Cubao, Quezon City from October16, 2001 to January 8, 2002. This exposed to the different management operations of the firm and gave the opportunity to apply the knowledge acquired in classroom discussions. Data and information were gathered from company's records/files and through research, observation and personal interview with the General Manager/President, agents and the staff of LBSS. The field study covered 480 hours of training in the firm. This was an exposure to the different activities to get ready for future employment. The field study complements with the theories learned in the classroom discussions. It provided wide experiences to the students to develop their skills particularly in the use of office equipment and machine. The cooperating firm in return needs to conduct a well-planned program for the trainee's orientation to come up with better apprenticeship results. During the span of training at the LBSS, the following skills were developed: preparation of cheque and cheque vouchers, filing of different documents, photocopying, updating the LBSS, ISG and LPHI log book, using the fax machine and computer, developing the communication to different persons, updating the map per project, and releasing of cheque. Moreover, it aimed to provide an overview of the company's operation and to identify the problems and constraints affecting the employee performance thus, formulating and recommending feasible solutions to the problems identified. Result of the study showed the was able to manage its operation although some problems were encountered. The company has set plans to further meet its success and for the company to exist in the market long run. Suggested solution to the problem was stated to further improve the company's business operation. Close supervision and controlling of the salespeople must be extended to the activities undertaken by the sales person. Hiring of additional employees was also suggested. LBS Land and Building Sales Specialist, Inc. is one of the exclusive brokers of Laguna Properties Holding, Inc., a wholly subsidiary of Ayala Land Inc.
